Curb Appeal
Curb appeal is your best chance to make a positive impact on buyers before they walk into your home. The positive and negative features that jump out at buyers shape their initial thoughts about your house and how you perform house's regular maintenance.
Understanding this helps us to choose what plan of action we can use to invite buyers from the street and into your home. If your home's exterior isn't as neat as possible with refreshed paint and bright garden plants it's time to get those things done. Refer to the Curb Appeal Checklist and add dollars to your home's final selling price.

Welcome Home
Could a buyer picture themselves watching a movie in your living space, reading a good book in your master bedroom or studying in your home office? We want your house to pleasantly accept buyers and offer them a sense of ease. I'll help you accomplish this by suggesting small improvements that enhance the features of your property.
I'll suggest that you take away items that give the illusion of clutter. Table and counter tops should be free and clear. Kitschy sculptures, souvenirs, family photos, and kids' drawings should get moved out of sight. We'll de-clutter your house. Unattractive or busy places make your home seem less spacious and buyers have a more difficult time picturing themselves calling your place home.
I'll review each room of your home. I'll note the pieces of furniture that should be rearranged, rooms that need a fresh coat of paint, carpet needing to be changed, fixtures that need polishing, and any other improvement that can quickly be made to positively impact the sale.
I'll make sure that your house has mass appeal and that it's inviting, staying away from "offensive" or "personalized" colors on the walls and furniture. And if you've already moved out, you can try renting furnishings. The goal is for your place to look lived in as opposed to cold and deserted.

Setting the Stage
At your Open House, we want to capture buyers' attention. To counteract darkness is important and we'll draw back curtains, and reduce shadows where needed to invite the buyer inside. We'll enhance the ambiance with enjoyable music to listen to while guests enjoy your home and assure a pleasant scent flows room-to-room. We'll incorporate cozy-looking blankets, and place pillows on your loveseat and bed. Buyers should feel like your current place is their future home. |
